For small up to medium sized businesses
Find an orientation what best suits you considering size, kind of work to do, your skills and personality. Make compromises! What you have in your mind is only an orientation and rarely will you find exactly that which you envision. Don’t mix realities with your holiday dreams! Start with something smaller than you wish to have in the future. And extend in 5 years when you have plenty of experience and knowledge about how life and business works in Spain.

Consider this simple fact: a small bar or bar-restaurant with very used furniture and equipment on a medium location (with good pedestrian traffic) costs a minimum of 100.000€ and 165.000€ in Barcelona. The same business might cost 40-60% less in Denia, Benidorm, Torrevieja, Benalmadena, Torremolinos, etc. If a seller is in an urgent need to sell, the price can drop up to 50%. In general the “traspaso” market in Spain has fallen tremendously (as of July 2008).

Sellers must know: The market determines the value of a business! If a business is worth 120.000€ in your opinion, based on calculations and previous price (you paid some years ago), and if from 50 interested people the best offer during one year is 60.000€ today, then it’s not possible to sell this business at a higher price – and this for many years to come! International people as well as Spanish people only buy excellent opportunities with a 50% price reduction. We don’t think that this market will get better over the next years.

You must be fully aware that in tourist areas your business will work excellent during the summer, from mid May to mid October, during Christmas and New Year, and during Eastern. Use the low season period to prepare marketing campaigns, socialize with neighbors, offer special netowrking events, take the time to arrange first class cleaning (and painting), making new menu/drinks cards, and especially to learning Spanish. Systematically analyze what attracts people coming to your business and who these people are! A strong focus must be what people like, and not what you like!

Buying a business from 20.000€ up to 100.000€
There is a wide range of businesses in this category: all kind of small bars, restaurants, shops, and service businesses. You will certainly not buy a butcher’s shop if you are not a butcher. But you can buy a wide range of drinks and food businesses without having special experiences. Best is you choose what you really like to do, for example: drinks bar, sandwich shop, café-bar, fish-and-chips restaurant, ice cream shop, “tapa”-bar, music bar, etc. If you like, you can sell clothes, shoes, gifts, newspapers, sport articles, etc. But you should not sell computers, jewelry, flowers, stationary, media marketing, solar products, etc., if you are not into such products. Maybe laundry, rent a car, DVD rentals, hand car wash, cleaning service, or bike hire is a business option for you – doing by learning – but better: learn about it before you try!

Buying a business from 100.000€ up to 250.000€
Businesses at good locations, mostly small or medium sized: all kind of bars, music bars, karaoke bars, restaurants, cafés, pubs, clubs; small discos in small towns; small travel agencies, gyms and spas, little supermarkets, special expositions, good quality kennels, all kinds of shops with a lot of stock or excellent quality stock, excellent service firms with a high portfolio of clientele, etc.

You already know what you want to buy. You have the experience and knowledge about how to manage such a business. You are fully aware of the consequences dealing with a high amount of cash flow, managing the staff you need, and the quality you have to offer. You don’t need special advice! You only need to find the right commercial premises!

Buying a business from 250.000€ up to 450.000€
Businesses at good and excellent locations, medium sized: all kind of bars, music bars, restaurants, cafés, pubs, clubs; small discos and little hostals (guest house); first class travel agencies, nursery schools, fitness centers, gyms and spas, supermarkets, expositions with high quality stock, education related businesses with excellent clientele, etc.

You must be an expert and perfectly know what you want and how to manage such a type of business. You don’t need special advice! You only need to find the right commercial premises!

Buying a business from 450.000€ up to 750.000€
Businesses: pubs with class, excellent restaurants, gentlemen clubs, excellent discos, music bars with excellent style, small hostals, small hotels mostly 1*, medium sized rural sport and rural clubs or “cortijos”, remarkable supermarkets, first class kennels, companies with excellent stock (e.g. furniture, cars, transport), etc.

Some of these businesses are freehold. You must be an expert and perfectly know what you want and how to manage such a high quality business. You don’t need special advice! You only need to find the right commercial premises!

Buying a business from 750.000€ up 1.500.000€
Businesses, all at prime locations: high class restaurants, discos, hostals, hotels from 1* up to 3*, rural sport and rural clubs or “cortijos”, big supermarkets, etc.

Many of these businesses are freehold. You must be an expert perfectly know what you want and how to manage such exclusive businesses. You don’t need special advice! You only need to find the right commercial premises!

Buying an exclusive business from 1.500.000€ up to 30.000.000€
Businesses, all at prime locations and working well with solid revenues: first class restaurants, big discos, hotels from 3* up to 5*, big rural sport and rural clubs or “cortijos” with 5* category, big supermarkets, commercial centers, etc.

Such businesses are in most cases freehold. Only restaurants and discos at prime location, with international reputation and very high revenue are leasehold up to 3.500.000€, or even 6.000.000€. You must be a top-expert and perfectly know what you want and how to manage such exclusive super-high class businesses. You don’t need special advice! You only need to find the right commercial premises!
